With land and permits becoming increasingly rare for urban logistics, as well as scalability issues and smaller ticket sizes, it seems that light industrial assets in urban locations are becoming - despite increased demand through the e-commerce boom - a specialist asset class where multi-asset investors are having a hard time breaking into. Is there room to play or is there too much operational risk involved?
