Real estate industry leaders gathered in St Moritz in mid-January for the GRI Chairmen’s Retreat 2019. A total of 90 participants attended this year’s Retreat, coming from all corners of the world and representing investors, fund managers and developers at the most senior levels. They took stock of the risks and opportunities that the industry faces over the next 12 months, and drew various conclusions.

Their outlook on the real estate industry and market trends was captured in an on-the-spot survey: the Chairmen’s Predictions for 2019. The survey indicates whether participants expect to be buyers or sellers in 2019, which markets offer the best risk-adjusted returns, and what trends are likely to change the future. Among other aspects, the survey shows that investment appetite is growing: 42% of participants attending the 2019 Retreat indicated that, in Europe, they would be net buyers of real estate assets in the next 12 months. That is more than at the start of 2018, when 38% indicated that they would be net buyers in the year ahead, and certainly more than at the beginning of 2017, when 20% declared themselves net buyers and 40% sat on the fence, not knowing whether to sell or buy in the next 12 months.
