2017 review and 2018 expectations?

GRI Club Members gathered in Moscow last week to review the critical issues that impacted Russia’s real estate market dynamics in 2017, and share expectations for 2018.

Participants came to common consensus that challenges such as high office vacancies, emerging approaches to Retail, reduced interest rates and changes in sources of funding have disrupted the market but are at the same time providing a source of opportunity for 2018.

Discussion notes:

Discussion focused on the main trends witnessed in Russia’s real estate market in 2017; recent figures show that investments in Retail are now leading among asset classes in Russia, ahead of Office which has experienced the lion’s share of investment in recent years. Participants agreed that this emergence isn’t a passing phase and expect both Office and Retail assets to dominate investor interest in future.

Also noteworthy within the discussion was the continuing increase in interest in St Petersburg, representing close to 23% of investments in 2017, at its highest point in 8 years. GRI members noted that while this market is hotting up, St Petersburg remains far behind Moscow in terms of aggregate market share. 

Sentiments towards investment in Russian real estate were positive. Residential proves to be a growing asset class of interest with potential for new regulation that will only further develop its attraction for investors. There was some debate around the overall picture for international capital flows into Russia; some European investors have withdrawn but there is increasing interest from other regions.
