Summary of key discussions at Italia GRI 2018


Gateway or Gatekeeper of Capital?

The future of Milan weighed heavily on our participants’ minds, naturally Milan holds most of the core potential but how much product at the right price can be yet squeezed? Most were very optimistic about the future of Milan as a promising investment destination; focusing on Milan’ big projects’ (with Pierfrancesco Maran - Deputy Mayor for Urban Planning, Milan - highlighting the best new hot spot to look at). Some were cautious about whether the investment landscape was still proving to be more global than local and whether the domestic market were being pushed to secondary locations or alternative asset classes.


Still Dividing Investor Sentiment?

The majority agreed that Milan alone cannot be sufficient to relaunch the whole real estate Italian sector. The industry needs brave pioneers able to create value in the rest of Italy. Contrasting opinions were given to Rome: the eternal city divides investors who class the city as a ‘no hope’ against others who see in it ‘an imminent arrival of equity’.

Patrick Nelson (WeWork) challenged us to re-imagine the future of offices and working together. This brave new world of ‘millennial’s communities’ fired up a special plenary discussion that allowed investors, developers and asset managers alike to understand what it truly means to develop, own and operate these days that fit customer demand. What’s next for this disruptive force and how far can it last in the current property cycle?


Overall, our sessions on retail, logistics, e-commerce, hospitality, senior & student housing allowed dynamic debates on how our industry can satisfy future occupier demands on live, work, shop and play. Finance and investment strategies were debated from the market life cycle, alternative sources of debt finance and opportunistic and defensive strategies.

Prior to joining Fortress in February 2012, Mr. Courbage spent 10 years at Deutsche Bank in London where he was the European head of the Commercial Real Estate group, an activity encompassing financing and special situation principal investments. Prior to that, Mr. Courbage spent six years at Merrill Lynch, initially in the Distressed Debt group and subsequently as a director of the real estate Global Principal Investment business.

He is managing a multi-billion portfolio including all asset classes (office retail residential hospitality). Prior to joining Allianz Mr Saponara spent 14 year in Morgan Stanley acting as an Executive Director Co-heading the Italian Investing team leading more than 1bn of acquisition and € 5bn of assets sale/refinancing deals. Ian is a 36 year veteran of the warehousing market having started his career as an industrial agent at Strutt and Parker in London in 1981. After 16 years Ian became a developer with Gazeley Properties for 10 happy years where he started up their European business. He briefly joined Parkridge before starting up the Panattoni Western European business as MD. In 2009 Ian joined P3 as CEO of Europe and has seen P3 grow into a multibillion euro company. He recently headed up the sale of P3 from TPG and Ivanhoe Cambridge for EUR 2.4bil. to GIC. Ian and his team will now guide P3 through the next stage of its growth as an investor, developer and asset manager of warehouses across Europe

Mr. Pham is a Senior Fund & Portfolio Manager at Swiss Life Asset Managers, responsible for acquisitions in France, Belgium and Luxembourg for Swiss Life’s German and Swiss funds, as well as sourcing, structuring and executing deals in Italy, Spain and Portugal for the group. Prior to that, he was at GE Real Estate in a number of roles, the last one being European Head of Portfolio Management, as well as at Lehman Brothers Real Estate Partners where he was a Principal responsible for investments in France. Mr. Pham also worked as a project engineer for the City of Vancouver. Mr. Pham holds a Bachelor of Engineering (Civil) from McGill University, a Masters in Engineering from the University of British Columbia and an M.B.A. from INSEAD.
