Overview

Over 30 participants from nine countries gathered in the historic city of Prague this week for a GRI Club Meeting to examine the Czech real estate market and its role in driving investment into CEE.

Low interest rates, robust GDP growth of 3%, and increasing real wages, are contributing to significant interest from investors - made up of a strong domestic share, as well as German and US capital.

A lively and intimate discussion took place over breakfast at the exclusive Jalta Boutique Hotel this Wednesday.

Discussion highlights:

Participants discussed the fundamentals driving this year’s record-breaking investments in Czech real estate; nearly 40 concluded transactions with a total investment volume of €2 billion in H1 2017. Despite this there was a general consensus that Poland will remain the dominant player attracting investment capital in the short-medium term.

Investor appetite for the Czech Republic is set to remain strong, especially for prime products. If more prime product becomes available in any sector of the market, the volume of transactions would naturally increase.

The Czech Republic has the lowest unemployment level in Europe, thus salaries are expected to grow. Discussion centred around the retail sector and its anticipated growth; it appears to be the asset class that is leading the way in the number of completed transacted deals at the moment.

Given the healthy business environment on offer, discussion centred more around opportunities than threats. Interest, domestic equity and stability are strong; giving confidence that transaction activity will grow regardless of scarcity of product.

Biography:

Michael is a Managing Director and a member of TPG Real Estate’s Investment Committee and is based in London. He joined TPG from Europa Capital and started his career in the Private Equity Real Estate divisions of J.P.Morgan and Lehman Brothers. He holds a Diplome de Grande Ecole and MSc in Management from ESCP Europe, and speaks German, Spanish, English, Portuguese and French. Robert Martin is a principal and co-founder of Europa Capital and is a member of the acquisitions team. He is responsible for acquisitions in Germany, Austria and Central Europe. In 1994, he joined real estate consultants St. Quintin, before undertaking an MBA from the University of Cape Town.

An Italian citizen, Ramon holds a Degree in Business Administration from the University of Trieste, and a Master in Real Estate from Bocconi University in Milan.

An American national, Troy Javaher was previously the Head of Capital Markets for Central and Eastern Europe for JLL. He has a Masters in Real Estate from Columbia University in New York and has professional work experience in the region since 1998.
