Overview

Over 30 participants from nine countries gathered in the historic city of Prague this week for a GRI Club Meeting to examine the Czech real estate market and its role in driving investment into CEE.

Low interest rates, robust GDP growth of 3%, and increasing real wages, are contributing to significant interest from investors - made up of a strong domestic share, as well as German and US capital.

A lively and intimate discussion took place over breakfast at the exclusive Jalta Boutique Hotel this Wednesday.

Discussion highlights:

Participants discussed the fundamentals driving this year’s record-breaking investments in Czech real estate; nearly 40 concluded transactions with a total investment volume of €2 billion in H1 2017. Despite this there was a general consensus that Poland will remain the dominant player attracting investment capital in the short-medium term.

Investor appetite for the Czech Republic is set to remain strong, especially for prime products. If more prime product becomes available in any sector of the market, the volume of transactions would naturally increase.

The Czech Republic has the lowest unemployment level in Europe, thus salaries are expected to grow. Discussion centred around the retail sector and its anticipated growth; it appears to be the asset class that is leading the way in the number of completed transacted deals at the moment.

Given the healthy business environment on offer, discussion centred more around opportunities than threats. Interest, domestic equity and stability are strong; giving confidence that transaction activity will grow regardless of scarcity of product.

Biography:

Michael is a Managing Director and a member of TPG Real Estate’s Investment Committee and is based in London. He joined TPG from Europa Capital and started his career in the Private Equity Real Estate divisions of J.P.Morgan and Lehman Brothers. He holds a Diplome de Grande Ecole and MSc in Management from ESCP Europe, and speaks German, Spanish, English, Portuguese and French. Ramon Spoladore has spent most of his professional career within the real estate investment department of the Generali Group, which he joined in 2002. An Italian citizen, Ramon holds a Degree in Business Administration from the University of Trieste, and a Master in Real Estate from Bocconi University in Milan.

An American national, Troy Javaher was previously the Head of Capital Markets for Central and Eastern Europe for JLL. He has a Masters in Real Estate from Columbia University in New York and has professional work experience in the region since 1998.

Marian Herman is the Chief Financial Officer and Member of the Management Board of HB Reavis Group, responsible for all of the company’s finance-related activities including debt financing, divestments, investment management, budgeting, controlling and accounting. He joined HB Reavis in 2010 as Head of Investment Management & Divestments. In this role he was responsible for the Group’s M&A and divestment activities across all markets, having successfully concluded over €1bn of commercial RE deals. Marian has over 18 years of experience in investment management and investment banking. Prior to joining HB Reavis, he had been working for over 10 years in London for RREEF Infrastructure, Deutsche Bank and ING Group.

Christopher Zeuner

As the Head of Europe, Chris is responsible for managing Amstar’s existing €900 million portfolio in Europe and growing the firm’s European platform. Most recently, Mr. Zeuner was head of LaSalle Investment Management’s Central European business, where he executed upon all of LaSalle’s €300 million of transactions in the region since 2012. In addition, Mr. Zeuner was also Head of Acquisitions at LaSalle for Northern, Central and Southern Europe. Prior to LaSalle, he was Managing Director at JER Partners, a US-based real estate private equity group that was sold to LaSalle in 2012. Before JER, he was head of CEE acquisitions and business development at GE Real Estate where he acquired more than €1.4 billion of investments throughout CEE
