Le GRI Club en marche vers le Résidentiel Français & Européen!

Les membres du Club GRI se sont réunis lundi 10 Octobre 2017 afin d'échanger sur le secteur résidentiel. Deux questions ont été évoquées:

‘’Le Grand Paris, réel impact sur le secteur résidentiel ou trompe l’oeil?’’

‘’L’investissement résidentiel en vaut-il la chandelle?’’

Le rendez-vous a réuni investisseurs, asset managers, banques et promoteurs. La réunion a accueilli des acteurs clefs, historiquement actifs sur le secteur ainsi que d’autres participants qui considèrent le secteur résidentiel comme potentiel axe de diversification.

Le panorama du marché réalisé par Vincent Mahé, Président d'AMPÈRE GESTION & Secrétaire Général du Groupe SNI ainsi que les deux discussions ont permis de dresser le tableau du nouveau paysage du secteur résidentiel et des enjeux de cette classe d’actif.

L’investissement résidentiel en vaut-il la chandelle? Il semblerait que le secteur immobilier résidentiel jouisse actuellement d’un contexte favorable.

D’une part, d’un point de vue conjoncturel, la compression des taux de rendement sur les autres classes d’actifs a suscité un regain d'intérêt de la part des investisseurs institutionnels français vers le secteur résidentiel. A titre d’exemple, les taux de rendement sur le logement en zone A (dont Lyon) est de 4,61% au premier trimestre alors que le taux de rendement des bureaux à Lyon est de 4%. (Source: BNP Paribas et Groupe SNI)

D’autre part, les facteurs plus structurels telles que la métropolisation et les facteurs démographiques donnent lieu à une réelle demande en logements et suggère de nouvelles opportunités pour les nouveaux développement.

Ce phénomène s’observe en France mais aussi à l'échelle mondiale: la population urbaine mondiale devrait passer de 50%  à 85 % en 2100. Par ailleurs, la concentration des activités et des fonctions à haute valeur ajoutée dans les centres-villes génère un phénomène de ‘’gentrification’’.

Néanmoins, en dépit de ce contexte favorable, les acteurs du secteurs confessent que la classe d’actif résidentiel reste tout de même assez complexe. Les défis posés par les questions de volume et la difficulté pour les acteurs de former des portefeuilles en sont des exemples.
