Europe GRI 2018Paris, 5 - 6 September


Over 450 senior real estate lenders, developers and investors gathered in Paris for the special 20th Anniversary Edition of the Europe GRI last week; could it be that Europe’s capital markets were enjoying an economic renaissance of activity?

The atmosphere was buzzing as participants discussed asset performances and shared business strategies with over 35 discussions; including  our specialist France stream and hospitality investment and development stream.

Some provocative discussions explored where the opportunities lie for investors and developers, as well as the macro trends that are driving investment decisions.

Event participants were treated to an in depth economic  viewpoint  from  George Buckley, Chief Europe Economist, Nomura Bank. It was suggested should there be any movement in interest rates then Germany and UK would suffer the most whilst Spain might just be Europe’s winner in a downturn.

Questions around Brexit impacts on the UK and its ripple effect on the Eurozone economy continued in the individual discussions such as the the investment cycle, global capital flows into Europe and the Brexit battleground .Participants debated whether it was time to sell or double down assets in the late game and which countries might benefit from a hard or soft brexit - debating risk adjustment strategies for real estate as a consequence.

Among all the asset classes discussed, retail stood out as being the most challenging as disruptive trends continue to put it under stress. However many agreed that opportunities were being presented in mixed use projects and boutique schemes but only  if landlords consider the customer experience. Such sentiments of changing occupier demands and their  impacts on real estate echoed across our residential, office, hospitality and logistics discussions. Investors were encouraged to think about real estate as a service and no longer as a transaction; paving the way for feisty  exchanges on the future of office spaces, flexibility of leases and the increasing importance of a community or ‘tribal culture’ that is attracting and retaining tenants.

Over the two days from gathering  sentiments,  it was clear that the threat of a Europe bubble still looms, the continuing rise of populism and the exit of global capital worries most. However, for most investors leaning on their past experiences from 2008, it was felt that with every inevitable turn of the cycle, opportunities always spring from distress. Investment strategies considering long term demographics, a diverse portfolio and a closer relationship with customers might just see some champions emerge in the near future.

Henri Alster is the Chairman of the GRI. He previously worked for 25 years as a real estate investment banker, advising or partnering with the likes of Exxon, Whitehall, KLM pension funds, Forest City Enterprises and others across the USA and Europe. He also ran his own investment boutique.

Mr. Alster led Citicorp’s early real estate investment banking efforts in Europe between 1988 and 1994, closing Europe’s two largest land deals on behalf of Exxon and Pechiney.

A Columbia B-School MBA (‘74), Henri is an undergraduate Technion (Israel) Industrial Engineer (‘72).
