Retail in France

Plus de 20 leaders de l'immobilier se sont réunis la semaine dernière à Paris pour débattre et échanger sur cette question, quel est l'avenir de l'immobilier commercial français?

Les membres du club ont rapidement passé en revue les chiffres de l’investissement. D’un point de vue Macro, cette classe d'actifs connait des difficulté, avec des investissements en réduction au cours de ces 4 dernières années, à la fois en volume et en parts de marché, ainsi qu’une baisse des rendements au cours des 7 dernières années atteignant des niveaux plancher .

Et pourtant, l’optimisme régnait durant la réunion. Les participants ont mentionné que le taux de croissance du PIB qui n'avait pas été observée depuis des années avec une réduction lente mais régulière du chômage étaient des signes très positifs pour le commerce de détail. En plus de cela, les entreprises commerciales comprennent de plus en plus les effets du e-commerce et des mettes en place des programmes destinés à atténuer cette perturbation. A noté en plus l’augmentation du tourisme pour l'année 2017, la présence de nouveaux arrivants dans le commerce de détail ainsi que les projets d’expansions pour certaines marques déjà présente sur le territoire . Tous ces indices laissent place à l’optimisme pour le marché français en 2018 les participants ont également notés que les acteurs du marché devront penser de manière plus créative afin d'utiliser les leçons actuelles du marché pour en tirer des informations exploitables qui auront un impact sur les stratégies d'investissement dans les prochaines années.

L'avenir de la classe d'actifs dépendra beaucoup de la création de nouveaux modèles commerciaux intégrant les comportements et les préférences des consommateurs.

Frédéric Bôl is the founder of Swiss Life REIM (France) and Head of RE France - Swiss Life Group. He has 30 years of experience in asset management, banks and insurance companies. He created AF2i (French Association for Institutional investors) in 2004 and participated to the creation of OPCI (French non-listed REIT). Since its creation, Swiss Life REIM (France) is leader on the OPCI market and AIFM approved, offering real estate tailor-made solutions for institutional investors with 3 missions: investment funds, portfolio management & asset management. The Real Estate in France represents more than €7,3 bn as of end of December 2015 through 38 real estate vehicles with multi-sector competences and employs 90 people.

Inès began her career in 1980 with the Dumez group. In 1988, she joined Bouygues as Development Manager. Then she joined Coprim, where she held various management positions. In 2000, she became MD of Icade Tertial, where she introduced and developed workstation expertise, structured turnkey transactions and developed the shopping center business. In 2004, she became the Business Property Market Director at Icade. She is also the President of Icade EMGP, Icade Tertial, Icade Eurogem & Icade Gestion Tertiaire. In 2007 she was MD for Continental Europe at Segro PLC. In 2010 she was appointed partner at Acxior & CEO of Acxior Immo in 2012. In 2014, she becomes MD in charge of RE and Member of the Board at Edmond de Rothschild Corporate Finance.

Jean-Philippe Olgiati, MD, is responsible for BlackRock’s RE business in Continental Europe. He is a member of the European Real Estate Executive Committee. Mr Olgiati service with the firm dates back to 2008, including his years with MGPA, prior to its acquisition by BlackRock in 2013. Over the past eight years he has been involved in the acquisition of more than 90,000 sqm of office space in Continental Europe, has led successful projects such as Le Madeleine, a 32,000 sqm mix use property located in Paris CBD. Mr Olgiati also led the dispositions of more than 225,000 sqm of office, retail and logistics assets, in France, Italy, Poland and Germany. Prior to joining BlackRock, Mr Olgiati worked for Bouygues Construction.

Tania Concejo-Bontemps is President of Union Investment Real Estate France, leading the Paris subsidiary since 2011. She has over 15 years of experience in general management, investment and asset management, leading multi-disciplinary projects and teams for international real estate companies. Prior to joining the real estate sector, Tania started its career in the high-tech sector with the Japanese-American group Senko in Boston (USA). When she moved to Paris in 2003, she joined Renta Corporacion, a listed property company. With Renta as Managing Director, she was in charge of acquisitions and asset management for the French, English and German markets.

Vincent MAHE graduated from the French Ecole Normale supérieure and Ecole Nationale d’Administration, and was a student in economics in Cambridge (Trinity College) and Princeton (Woodrow Wilson School). A member of the French Conseil d’Etat, Vincent was an advisor to French President Jacques Chirac (2002-2005) and served as chief of staff of the Minister of Social Affairs and Health (2005-2007). After 4 years as an investment banker at BNP Paribas, he joined Groupe SNI in 2012.
