Global Investments in Italy (second edition)

Will Brexit and country politics stimulate demand or crash values?

To most globally renowned institutional investors, the Italian real estate market is far down on their market wishlist. Political and economical risk leaves them undaring to dig deep into their pockets and invest for the long term. The result? A clear lack of product and developments that are only for the local, the opportunistic and the very few institutional investors buying up core in Milan.

And yet now, with a stream of new players and increasing amount of US, Asia and Middle Eastern funds eager to diversify portfolios, Italy might just be enjoying a renaissance of curiosity and moving swiftly up the ranking of desirable investment destinations. Increasingly, in light of Brexit, Italy’s 2018 elections and super low yields in more mature markets such as London, Paris and Frankfurt, it feels that 2019 might just be time to strike while the iron is hot and take the brave plunge into the market.

This club meeting will bring together a selection of the most respected and active investors, lenders and developers within Italy to share their experience with global institutional investors of where to find the most lucrative opportunities across Italy and whom to partner with locally. Assessing the political, economical and general performance of Italy vs. other markets, participants will be able to reflect on their investment strategies from both a debt and equity perspective in the collegial, friendly environment of the GRI Club.

Discussion will touch upon:

  • Italian Politics - Can the new government shock start investor confidence or leave a trail of expensive chaos?
  • Brexit - Upwards or downwards effect on Italy’s property values?
  • The Brexit Battleground - Can Italy compete against other markets to attract capital?
  • Big Ticket Deals - Milan vs the rest
  • Investor Profiles - Who’s in and who’s cashing out?
  • Investor’s Mindset - What do they need from the market to satisfy investment criteria?
  • Availability of Debt - So much floating around Europe, how can we ensure it lands in Italy?
  • Private Equity Investments - Is it wise in the current cycle?
  • Investment Strategies - Is co-investment the safest bet?
  • Which Asset Will Champion? Hospitality, Resi, Retail, Offices or something entirely different?
  • Is it too soon to get excited about alternatives?
