Alternative and Secondary locations in Italy

On 18th April, Italian and International members of the GRI Club met at The Shard to discuss investment opportunities in secondary and 'alternative' locations in Italy.

Reports suggest that Milan is the destination for 50% of Italy’s real estate investment volume. But at this point in the cycle and with exceptionally low yields, investors across all asset classes are looking further afield. 

Members discussed and shared experiences around investing in alternative and secondary locations. What is the best way to identify and set up local partnerships? How can we best manage exit strategies? All asset classes were covered, with particular focus on residential, hospitality, retail and industrial.

Discussions focused on:

  • Recent transactions and what they tell us about emerging hotspots
  • Existing and upcoming regional developments
  • NPL portfolios: How to create value in secondary locations?
  • Opportunities in retail, PRS, senior housing, student housing, luxury residential, healthcare, affordable housing, hotels and logistics
  • Is Rome a ‘secondary location’ in the investors’ mind?
  • Flat Tax: How is it impacting to attract equity to secondary and alternative
  • How can we best manage exit strategies?

The Club meeting took place in the beautiful office of our club partner Duff&Phelps REAG. 

After the discussion, members had the occasion to enjoy another hour of discussion on ‘High street retail in Europe’. The meetings ended on a sparkling aperitivo offered by our host.

Biography:
Fulvia is a Senior Director at GRI, with direct responsibility to lead GRI’s activities in Italy, and the GRI Hospitality Club on a Pan-European level. She joined GRI in 2014 to launch the GRI business in Italy while helping to strengthen GRI’s portfolio in Sub Saharan African markets. She has over 18 years of experience in b2b event production and brand marketing. Prior to joining GRI, she was Director at Fiera Milano Media for many years, and brand consultant for Italian start-ups in London. Fulvia is Executive MBA from MIP Politecnico di Milano (2012) and M.Sc. in Business & Corporate Communications, University of Siena, Italy.
