Espace de Co-working – Simple illusion ou réelle révolution?

Le monde de l’entreprise n’échappe pas à la révolution du partage. Illustration avec un phénomène directement importé de la Silicon Valley: Le Co-working. Il a été créé en réponse aux besoins des start-ups à la recherche d’ultra-flexibilité et de partage communautaire dans leur environnement de travail.

Le Mardi 28 février, se sont réunis les membres du GRI Club pour échanger avec Séverin Naudet, Directeur Général de Wework sur le sujet.

Aujourd’hui il apparaît que ce phénomène de co-working s’annonce comme le début du bouleversement dans l’utilisation des bureaux.

Il offre à la fois aux entreprises une flexibilité en terme d’espace et de durée mais surtout une appartenance à une communauté qui interagit entre elle.

Cependant, pour un investisseur, il n’est pas forcement facile d’intégrer ces locataires différents dans un portefeuille du fait de la particularité que requiert ce type d’espace en terme d’aménagement mais aussi en terme de risque que ce nouveau type de phénomène peut apporter.

Malgré tout, l’arrivée des espaces de co-working remet en question notre façon de travailler aussi bien chez les startuper que dans les plus grandes multinationale ou l’espace de travail devient aussi être un espace de vie.

Biography:

Séverin Naudet est le directeur général de WeWork France.

Il commence sa carrière chez Virgin music a la promotion d’artistes français et internationaux comme Françoise Hardy, Alain Souchon, Kelis, Ben Harper ou Lenny Kravitz.

Il crée par la suite sa propre société d’édition et de production musicale à Paris et à New York.

En 2004, il est nommé conseiller pour les industries culturelles et les médias auprès du Ministre de la Culture et de la Communication. Il est en notamment en charge du financement des industries culturelles et droit d’auteur à l’ère de la société de l’information.

En 2006, il rejoint, en tant que Vice-Président et membre du board, les fondateurs de Dailymotion pour faire du premier site communautaire de partage de vidéos un champion du web français. 

En mai 2007, il est nommé Conseiller numérique du Premier ministre. Il pilote pendant cinq ans le passage au numérique de l’administration d’état. Il pilote les projets de e-gouvernement et de e-administration du gouvernement français. Il dirige, enfin, la nouvelle politique d’ouverture des données publiques (open data) et dirige Etalab.

En Octobre 2013, il lance la société Socialyse, nouvelle filiale du groupe Havas, dont il est directeur général. Socialyse permet aux annonceurs d'adopter la meilleure stratégie marketing et media sur les réseaux sociaux et le web communautaire. Socialyse s'impose rapidement sur le marché mondial avec 610 collaborateurs dans 40 pays.

Qualified in finance from ESSEC Business School (1976) and a chartered accountant graduate, Alain Perrollaz, 60-year-old, started his career in audit with Arthur Andersen (1978/1987), where he specialised in the Finance-Real Estate sector. He subsequently joined the banking sector and headed subsidiaries operating in financial markets and asset management, successively with CCF-HSBC, Crédit Agricole and Dexia. He joined PAREF Group in 2001. He served as Chairman and Chief Executive Officer of Sopargem (which became PAREF GESTION) between 2002 and 2005, and was subsequently appointed member of the Management Board, then Chief Executive Officer of PAREF.

Gautier Beurnier is responsible for sourcing french deals for pan European and domestic funds and for international clients through club deals and separate account mandates. Gautier has over 25 years of experience in RE and risk management, most recently as CEO for ATEMI, a French RE developer and asset management company. He has also worked for Unibail in Paris as well as Marsh Inc in New York, where he specialized in alternative risk finance and risk management consulting. At ATEMI, Gautier was responsible for €2 billion of assets under management. He has led the financing and asset management of major projects including Coeur Défense, Europe's largest office building, and an 80,000m2 mixed use redevelopment in Marseille’s city center.
