Club Meeting in MadridMadrid, October 3rd



25 years after the shutdown of “Operación Chamartín”, the relaunch of the largest urban regeneration project in Europe, now named Madrid Nuevo Norte, has demonstrated a renewed commitment by public and private sector to approve, rethink and force the necessary actions to execute this project.
As part of the GRI Club Meeting "El Clásico" series, this week our members gathered in Madrid with the city’s senior administration, "Ayuntamiento de Madrid", to discuss urban plans in the city, with an obvious focus on “Operación Madrid Nuevo Norte”.
Discussion highlights:
  • Sustainability and impact on the local environment were the crucial features of the relaunched project which allowed “Operación Madrid Nuevo Norte” to be approved;
  • The project will feature 11,000 houses of which 20% to be ‘affordable housing’;
  • The project will specifically address Madrid’s shortage of AAA office spaces with a view to attracting multinationals to this new financial district.
In order of priority for development:
  • Chamartín Station: Key focus of the project. To be upgraded to facilitate greater mobility of people.  Area to be 80% offices and 20% residential
  • South Business Center: Mainly offices
  • Fuencarral-Malmea: Industrial estate
  • Fuencarral-Tres Olivos and Fuencarral-Las Tablas: North of M-30 to be residential (800,000 m2), with mixed-use.

Ms Perez Liz, based in Madrid, is the Managing Director of Kennedy Wilson Spain and has almost 20 years of investment banking, real estate and capital markets experience throughout Spain and the rest of Europe. Prior to joining Kennedy Wilson, she was a Managing Director of Banco Santander’s restructuring unit for medium size corporates, and had previously played different roles at PwC, and Goldman Sachs and JP Morgan in London . Over her career, Ms Perez has intervened in the completion of more than 25bn in European real-estate related transactions, including equity, direct lending, mezzanine, securitisation, and restructuring work.

Daniel Losantos is the Chief Executive Officer at NEINVER - a leading pan-european development, asset management and investment management company. The group has operations in France, Germany, Italy, Netherlands, Poland, Portugal and Spain with well over € 2 Billion in Assets under Management. Daniel is an Industrial Engineer by ICAI (Universidad Pontificia de Comillas) and holds an MBA from Columbia Business School. In the past Daniel has worked in A&G as Junior and Senior Client Relationship Officer, joined NEINVER in 2011 as Head of Business Development, later became Managing Director and has recently been appointed CEO for the Group.

Daniel Mayans joined FREO Group in 2015 and is responsible for FREO’s Spain operations. He brings over 18 years of experience in Commercial Real Estate and worked previously for GE Capital Real Estate for almost 9 years where he was the Head of Asset Management in Spain and managed a portfolio of €1,2bn. Before GE he worked for Metrovacesa as Portolio Manager where he also managed a portfolio of €500mm. Earlier in his career he worked for Aguirre Newman heading the Office and Retail department. Daniel holds a law degree from the FERT University and a Masters in Executive Management from IESE Business School in Barcelona.

David Brush has over 30 years’ experience as a real estate professional. He started his career at Philadelphia National Bank in 1983 and moved to Bankers Trust (now part of Deutsche Bank) as a Vice President in 1987. During his 20-year tenure at Bankers Trust/Deutsche Bank Real Estate, Mr. Brush founded the Real Estate Opportunistic investing division, where he was a Global Head and CIO of the business for 13 years. During that time, he supervised the completion of over 150 transactions consisting of real estate acquisitions, equity investments, corporate recapitalisations and distressed loan portfolio acquisitions with an enterprise value in excess of $50,000 million.

Prior to joining Stam Europe, he was the Development and Commercial Director of the French Developer Nexity in Spain for 7 years. Mr. Aviles began working with AML July 2013 upon AREA Property Partners’ merger into Ares. Both at Ares, and previously at AREA since 2010, he has helped manage and originate deals in Spain and Portugal. He has over 28 years experience in real estate, including in investment and development of commercial and residential property. Mr. Aviles studied Naval Architecture and Engineering at Madrid University and has a degree from IE in Madrid. He was a MD for Grosvenor Spain and then a Director of Grosvenor Continental Europe from 2002 to 2010. Before Grosvenor, he had been a partner of JLL and MD for Procisa and Hammerson Spain during the 90’s. He is a member of the RICS.
