Co-working and the flexible space phenomenon – takeaways for investors

Patrick Nelson, Head of Europe, WeWork shared his vision on “Co-working and the flexible space phenomenon – What is its impact on the real estate market in Europe” at the GRI Club meeting held on December 13th in London. The meeting was followed by a GRI Club members-only lunch.

GRI Club members used this opportunity to discuss with Patrick how co-working spaces are developing, the underlying business model and investment opportunity. More than an office, the business model is based on the community which is the key of the success for WeWork. Contrary to the preconceived notion – these sharing places appear less expensive for a company compared to classic rent for a medium sized company. Through the discussion it became apparent that co-working spaces are not only a phenomenon, but the beginning of a big change.

Davide is Managing Director in Risanamento SpA since 2009. He joined Risanamento Group as Asset Management Director in 2005 and he is also CEO of all the subsidiaries in Italy and France. Edouard Fernandez joined EQT Partners in January 2015 and is Partner and Co-Head of EQT Real Estate. He has over 27 years of experience in the real estate industry working throughout Europe.
