British & Irish GRI 2018

This year’s British & Irish GRI truly tested the boundaries of investment appetite for alternative asset classes such as co-working, cryptocurrency and pop-up retail. 

Over 150 participants gathered for 16 closed door discussions reflecting on market trends, value add strategies and the likely outcomes of the Brexit imbroglio. 

Highlights included a frank expose on the future of London as a world class investment destination with discussions focusing on London fringe offices, how we can solve the critical crisis relating to affordable housing across the city for all demographics and whether the investment landscape was still proving to be more global than local. Most were bullish about the next 12-18 months, exciting new opportunities to co-invest with private developers meant some movements in spec developments, However prices remaining stagnant. It cannot be ignored the sky high prices for land meant the fear of a London crash could still be on the cards.

Finance and investment strategies were debated from the market life cycle, alternative sources of debt finance and opportunistic and defensive strategies. Whilst some investors were ready to take a seat, most were happy to keep dancing in the current cycle. Brexit fears recurred through a number of discussions; Simon Williams , Head of Investment, BNP Paribas led thoughts on what price adjustment strategies we might see as a result of Brexit and what emerge from the ashes to champion the next cycle.

Innovation and industry disruption were key themes throughout the meeting. Our industry ‘provocateurs’ treated attendees to pre-discussion teasers on disruptors and trends affecting property. Anthony Slumbers (Proptech & Futurist) challenged us to re-imagine the future of Real Estate as a Service. This brave new world of B2C fired up our discussions and allowed investors, landlords and asset managers alike to understand what it truly means to develop, own and operate these days that fit customer demand. Additionally, Will Andrich (CEO, Astor Capital) and John Matthews (Bond), propelled us into the future of how cryptocurrency and blockchain might be utilised across real estate. 

Sessions on retail, co-living, co-working and PRS allowed dynamic debates on how our industry can satisfy future occupier demands on live, work, shop and play. Mark Dixon (Founder & Regus) and Jill Jiaxhou-Ju (Investment Director, The Collective) proved to most that the ‘era of co-everything’ if feels we are now completely immersed in can be liquid, achieve scale and survive a downward market should you think strategically about your customer, your assets and brand. Carol Hopper and Partha Pal (Partners, Ropes & Gray) didn’t shy way from the difficult task of painting an accurate picture of where the market is with PRS investment, finance and development. With a market that is still so immature to achieve full liquidity, a variety of demographic demand and political red tape it is hard for us to predict who the winners and losers might be of the PRS play, do the numbers really for all developers, global institutions, domestic private investors, operators and lenders? Roger Wade (CEO, BoxPark), Joseph Sitt (CEO, Thor Equities) and Peter Cole (CIO, Hammerson) were cautiously optimistic about retail in the current climate. Contrary to popular beliefs, whilst distressed high street retail is keeping most investors and asset managers awake at night; F&B, proptech and experiential retail are exciting most. But who is in the driving seat of reinventing retail - the landlord, the occupier or the end consumer? 

New locations for Investors to throw their capital dart at included Dublin, Manchester, Edinburgh, Leeds and Birmingham. No longer only for the brave, it was illustrated that global institutions were more than willing to back private developers especially for office and PRS developments. 

Not forgetting the bigger picture, the opening keynote by Ian Shepherdson, Co-Founder, Pantheon Macroeconomics shared his thoughts on what geopolitical trends were set to shake the UK Economy. China, Oil, US, Populism were tried, tested but ultimately dismissed. Threats that could cause a wobble were far closer to home; squeeze on consumer spend, brexit uncertainty tipping marginal decision in an always negative favour, a Corbyn government and Cyclical certainties mean that the UK will struggle to get back its glory as a world top class investment for a few more years.

Formed Greyfriars in 2008 as a co-investing advisory business, working with US funds and HNWI sourcing debt and equity opportunities in the UK Real Estate sector. Greyfriars were the lead financial advisor on the delivery of a £300M Regional PRS portfolio.

Former Head of Pensions at London Transport, David has wide experience of all aspects of pensions. He is chairman of Trustees for two pension funds and was an independent Trustee of SAUL (University of London scheme). David graduated from Oxford University with a degree in Mathematics. After qualifying as an Actuary, he spent 15 years as Finance Partner of a stockbroker, specializing in providing investment advice to pension funds, particularly on Bonds. He co-wrote the Institute of Actuaries investment textbook. Jon Rickert is an Investment Director and head of GAM’s Real Estate Finance Team. Jo sits on the Fundraising Committee of Land-Aid, a charity that harnesses the property industry’s expertise to support projects working to end youth homelessness

He was CEO of Immobiliare Cascina Rubina owning Sesto Project designed by Renzo Piano for 963.500 sqm and is still CEO of all the subsidiaries of the Group. He sold assets for € 4.0 billion: Paris properties’ portfolio for €1,5 billion, a prestigious building in New York for €0,4 billion and other Italian assets. He is managing the mixed-use Development Project in Milan - 440,000 sqm to be built. Previously, he headed the Real Estate Development by IPI (Fiat Group), being Director of the subsidiaries. Until 2000, he worked for a Construction Company, dealing with the construction of infrastructures in Europe.
