Overview

In a country like Poland the in-migration is very present, and when the new office developments are bringing the top companies, the demand for new residential developments is also on the rise. 

When we speak about institutional investors and their support, the correlation is not at the same level. BTR market is yet to be institutionalized and is predominantly run with private investors money. The story with office is complete opposite, where institutions are the main investors. Another point is the challenge they are facing, and that is the availability of land for development. Not much attractive space left in Warsaw, and location is the key factor for both projects. 

In 2018 offices prime yields shrink and resi sales volume decreased. Serviced offices and serviced residential properties are equally wanted, and that’s a new shift some investors and developers believe in, while some are still waiting for the trend to vanish.
