Could Co-Living be the answer to the European BTR supply and demand imbalance?

GRI Club Members and selected guests gathered for a private Club Meeting and site visit at The Collective’s new co-living development in Canary Wharf. The insufficient BTR supply throughout the UK and Europe, which some suggested co-living could be the answer to was the main point of conversation. The tour was followed by a short presentation on the emergence of the co-living sector and ended with networking drinks.

Quality of living through design, community and functionality were highlighted as ways to attract tenants, while others debated the high spec factor of PRS co-living and developers taking on operational risks themselves. Main concerns for investors and developers were aligning location and pricing strategies, offering amenities appropriate to tenant demographics and finding a niche to cater to.

These opportunities and concerns will be picked up again at GRI Residential Europe where investors, lenders and developers will come together to discuss the blurred lines between co-living and other alternative residential assets like student housing.
