Overview

The GRI Global Club held the showcase event in the Africa chapter on the 30 & 31 May 2017 in Johannesburg at the Africa GRI.

The Africa GRI started with a key focus on the current challenges and opportunities the African real estate market has to offer. Key discussions looked at Africa’s Ailing Giants with specific focus on Nigeria and South Africa and a shift towards Kenya. Although each an African country, each has its own economic climate and with that opportunities and challenges differ. Investors, lenders and developers who are active within these regions emphasized challenges like forex, corruption and the failure of certain African economies to diversify.

There was still however optimism that these particular regions still offer various opportunities for development. Some argued to use the current economic climate to their advantage by acquiring projects now so that when economies recover, they will offer more returns.

A key topic that arose on day one, was the need to understand the local context and culture of the region. The majority felt it was critical to find the right local partner who understands your needs when developing or investing in African countries.

The following day saw Justin Spratt of Uber Sub-Saharan Africa present a thought provoking keynote by addressing the question of how market disruptors help shape the continents future. He highlighted how the influence of groundbreaking technologies will place Africa as the next final frontier.

Discussion groups over the course of the event covered a multitude of African emerging real estate sectors, with particularly absorbing discussions on student housing, crowdfunding and African future cities and infrastructure.

Biography:

Harald Rath was born on 9 August 1966 in Linz, Austria. After the commercial college he graduated in international Management from University in Linz. After university he was trading luxury yachts worldwide and afterwards he worked for a renowned Austrian ski manufacturing as Head of International Sales. After this period he started a career as M&A consultant and managed more than 40 projects in Europa. After this long experience he founded with his actual partner their own investment company and merged all shares in POS Holding. This company employs more than 1000 people and makes approximately EUR 130 million turnover.

Renier joined the Atterbury Group in April 2012 as CFO of the newly formed Atterbury Africa Fund. He qualified as a CA(SA) in 1999 and completed his articles with Ernst & Young. Since completing his articles he has held various senior management and executive positions. He spent most of his time in the medical and property developed industries. Here he has been responsible for managing various administrative departments and fulfilling the role of CFO. He has a keen interest in supporting and mentoring of employees to reach their organizations’ goals. He has extensive experience in mergers, acquisitions, structuring and implementing of new projects.

Selwyn is a Principal at Barclays Africa and leads the bank’s commercial property finance business in Africa (ex-South Africa). Prior to taking on this role, he was a founding member of the RMB Westport team, leading structuring and corporate management for RMB Westport’s developments in Nigeria. Previously, he co-founded and managed Rand Merchant Bank’s Opportunities in Global Real Estate portfolio. This portfolio had exposure to international property assets exceeding $250 million. Before joining Rand Merchant Bank, Selwyn was a consultant in the Johannesburg office of McKinsey & Company, serving clients in several African jurisdictions. Selwyn is a CFA Charterholder and holds a PhD in Mathematics from the University of Cambridge.

Before this Nick was responsible for the leasing of Avia Park, Moscow, Europe’s largest shopping and Entertainment Centre ; and prior to this delivered the Masterplan of Green Tech City, Hanoi.

Jane is the Senior RE Specialist at the IFC with global responsibility for commercial property and housing. Since joining she has undertaken investments in 30 emerging market countries. Studied Land Management at Reading University and has an MBA from INSEAD, France. She commenced her career working for a commercial property consultancy in London then moved to the estates department at Rank Group. After INSEAD she spent 12 years working in a variety of strategy and corporate finance positions for large retail and leisure corporates and was a management consultant at Oliver Wyman. Since 2006 she has worked for the Hyde Group, a leading UK social housing provider, where she was Commercial Director and led the construction of new homes.

Dale has been active in African real estate since 1995. From 2003 to mid 2008, Dale worked for Actis as a Property Investment Principal in West Africa and then as the Development Director for Actis Africa Real Estate Fund, Africa's largest dedicated real estate fund. He has been instrumental in many of the largest property developments that have taken place in sub- Saharan Africa, most notably the developments of Ghana and Nigeria’s first regional shopping centres. Before joining Actis, Dale was active in Zambia and other Southern African countries. Amongst other positions held, he was Managing Director of Lonrho Properties (Zambia, Zimbabwe, and Malawi), and founder and Managing Director of Matrix Projects Zambia.

Before the NSIA, he served as the CIO and Head of Asset Management at Samba Capital in Riyadh, Saudi Arabia. Vice President Hospitality Investments, Alexandre is responsible for sourcing, execution and oversight of investments at Quantum Global Alternative Investments. Prior to joining QGAI in August 2015, Alexandre worked for the Alternatives and Special Situations team of AXA Real Estate in London, focusing on hotel and other real estate acquisitions across Europe (c. €500M transacted), as well as fund raising efforts. He started at AXA Real Estate in 2009 working in the Opportunistic Fund Management team, investing in office and residential development projects in Paris and London (c. €2.5 Bn transacted). Andrew is a South African based at the Africa Area Support Office in Cape Town and responsible for growing the company's dynamic portfolio of hotels in Africa & Indian Oceans. Carlson Rezidor currently has 76 hotels (16,500 rooms) in 29 countries in Africa under either their 2 core brands - Radisson Blu & Park Inn by Radisson or their 2 development brands - Radisson RED & Quorvus Collection. Since joining the company and opening an Africa Development Office in January 2007 Carlson Rezidor has added a further 73 hotels to their African portfolio. Today Radisson Blu has more rooms under construction than any other hotel group. Carlson Rezidor’s ambition is to have more than 23,000 rooms in Africa by 2020

Mike Collini was appointed Vice President of Development in June 2006 and since 2017 has been based in Cape Town responsible for driving Hilton’s development activity in Sub-Saharan Africa. Previously, he was based in Istanbul and responsible for Hilton’s growth in Turkey, Russia & Eastern Europe where the company now enjoys the largest development pipeline of any global hotel chain. During a Hilton career spanning twenty years he has held a number of positions within the company, from overseeing major capital expenditure projects to asset management, acquisitions, disposals and technical support. Collini is a Chartered Quantity Surveyor and has a Master’s degree in Property Business and Management and a BSc Degree in Quantity Surveying.

A Chartered Accountant by profession, Tejas is a fourteen-year Hyatt veteran, currently based in Nairobi for over two years and focusing Hyatt’s expansion efforts across the Sub-Saharan African region. He began his career as an Accounts Executive in the Shared Service Centre in Mumbai in 2002. In April 2004, he was selected as Operations Analyst based in the corporate office in Mumbai. He is part of the Hyatt’s Development team since 2007. Prior to being selected as Regional Vice President – Acquisitions and Development, Tejas served as Development director in Gurgaon, India and handled varied markets in South Asia.

Justin Spratt is the Head of Business, for Uber Sub-Saharan Africa. In this role, Justin leads business development with large partners across the region. Justin has been with the Uber since September 2016 and previously worked as Chief Growth Officer of Quirk, a digital agency, sold to WPP. Prior to that Justin worked for Internet Solutions leading the wireless and mobile business units, after having started his career at investment bank, Morgan Stanley. He has an undergraduate degrees in Finance and Economics and completed an MBA from the the Gordon Institute of Business Science.He has a passion for technology-led entrepreneurship in Africa, having founded Internet Solutions Labs, a web technology incubator, and GeekRetreat.

Olufemi Babalola is a lawyer, with particular interest in commercial law, has established himself as a note-worthy international lawyer. Olufemi has advised on several multi-million dollar projects, which include Nigeria’s rural telecom programme, Britain’s privatisation of London Electricity Board, etc. He is known to have an entrepreneurial edge to his practice. He has successfully negotiated project finance for a 5-star hotel and has acted as the project lawyer for the construction of Nigeria’s Maritime Resource Centre which is a multi-million dollar project. Olufemi is an entrepreneur with vision, determination and ability to understand complex project issues with focus on developing a solution that is appropriate for the task at hand.

Ronald is the Vice Chairman of South Energyx Nigeria Limited, the developers and city planners of Eko Atlantic.
