BREXIT - The good, the bad and the ugly about Brexit and its impact on the real estate market in Europe

BREXIT - The good, the bad and the ugly about Brexit and its impact on the real estate market in Europe was the topic of the GRI CLUB meeting held on September 14th in Paris, prior to the opening of the Europe GRI 2016. The meeting was followed by a GRI Club members-only lunch.

The discussion focused on more general topics such as migration and the impact on employment, how likely is it for The City to move from London to another major European capital and how the different countries are dealing with the potential effects of Brexit on their real estate sector.  The participants provided at the end a list of issues that they considered critical and kept them up at night: Terrorism, the declining consumer power, chaos and how to be resilient, “uberization” of the economy and solvency of pension funds, were some among others. Finally, a vote was taken to ascertain who had a positive or negative vision as to how things will evolve.  Out of the 52 attendees present, 28 voted that they were positive as to how things will evolve and 15 voted that they were negative with how things will evolve, with the difference not voting either way.

Stanislas Henry is currently director, heading RE funds and Solutions to Institutional Investors at Amundi Real Estate (which was created from the merger of Société Générale and Credit Agricole's real estate investment activities in 2010). He has over 20 years experience in corporate finance of which 15 years in the real estate sector. He previously worked at BNP Paribas Group in Paris, London and New York where he was responsible for structured financing for large caps. He also worked as head of financial participations for GE Real Estate France form 1997 till 2001. He then worked at Calyon (now CA CIB) as head of their Real Estate advisory division (mergers & acquisitions; equity capital market), until 2008 when he joined Amundi.

Biography:

Brian is the Managing Partner of ASG Iberia Advisors which is based in Madrid and has quickly grown into one of the largest PERE advisory platforms in Spain with 12 experienced professionals and more than a dozen investments throughout Spain.
Brian worked for more than 14 years at Cerberus Capital Management. Most recently, Brian was based in Madrid as the Managing Director of Cerberus Iberia Advisors. In 2000 Brian opened and ran their Mexico City investment advisory office where he focused on acquisition and asset management of large NPL portfolios. In 2007 he moved to the Netherlands where his Cerberus responsibilities included both asset management and the acquisition of commercial and residential loans and real estate. He worked on projects in Germany, the U.K. and Spain.
Before working at Cerberus, Brian was the country head at Citibank Mexico’s Technical Services Group which managed all real estate valuation, engineering and environmental studies for Citibank Mexico’s new loan origination, NPL and workouts departments. Brian also ran Citibank Mexico’s bad bank REO sales department.
In 2006 Brian was part of the original team working for the Mexican Central Bank’s VVA and then Fobaproa bad bank divisions. He was responsible for selling the REO assets from the intervened banks. He also has worked for Cushman & Wakefield and Grupo Situr in Mexico City. Grupo Situr was the largest publicly listed owner and developer of hotels, master planned resorts, marina’s and golf courses in Mexico.

François Menagé is Managing Director and Founder of Balzac REIM. Balzac is a local operating partner for private equity real estate investors, focusing on the acquisition, renovation, asset/project management, and disposal of office buildings in France. Jean-Philippe Olgiati, MD, is responsible for BlackRock’s RE business in Continental Europe. He is a member of the European Real Estate Executive Committee. Mr Olgiati service with the firm dates back to 2008, including his years with MGPA, prior to its acquisition by BlackRock in 2013. Over the past eight years he has been involved in the acquisition of more than 90,000 sqm of office space in Continental Europe, has led successful projects such as Le Madeleine, a 32,000 sqm mix use property located in Paris CBD. Mr Olgiati also led the dispositions of more than 225,000 sqm of office, retail and logistics assets, in France, Italy, Poland and Germany. Prior to joining BlackRock, Mr Olgiati worked for Bouygues Construction.
